This year we spent 9 nights in a forth floor suite with a partial view of the ocean. The room had been renovated as had the deck’; a 1-star ‘False advertising online of Rooms and overpriced’ wrote ‘Hotel is in dire need of updating rooms. In fact the Hotel should cease and desist showing online photos for rooms that are not updated. The photo we saw online for our room showed updated flooring, bedding, curtains, walls’; a 5-star ‘I’ll be back!’ wrote ‘Great hotel, perfect location. Pool, boardwalk, beach. Was clean and safe.’ The property has genuine renovation-in-progress with newer 4th-floor suites and older lower-floor rooms - request an updated room at booking. Book only if you accept the property-condition signals and prioritize direct-boardwalk oceanfront over property polish at value rates.

“We stay at the Sands every summer for family vacation. This year we spent 9 nights in a forth floor suite with a partial view of the ocean. The room had been renovated as had the deck. The only things that I would recommend for improvement were exhaust fans in the bathroom so it doesn’t get so steamy taking a shower and some sort of mattress topper or a better mattress on the pull out sofa. We enjoy the Sands for a number of reasons — location — close to the beach , the pool, the clean rooms, and having many shops , restaurants, and places within walking distance. It’s very quiet in the evenings so sleeping is never an issue. The staff is nice and very accommodating. They offer a Black Friday deal for discounted rates for your stay! "This will be my 3 rd year attending Christmas Breakfast with Santa. Excellent event for family’s and small kids. Terrific arts & crafts, Santa, Grinch , food and decorations. The staff do an amazing job, especially Suzanne. Always attentive , responsive, friendly and recognizes folks who come multiple years. Recommendations on organizing for next year: 2 seatings vs 1 (9:00 / 11:00) and bringing Santa back out to main dining room."

"Our family recently stayed here for about a week, and overall we had a wonderful experience! The hotel is especially well-suited for families with young kids, offering convenience, friendly service, and an unbeatable location. Pros: • The beachfront location is absolutely unbeatable. Direct access to the sand and boardwalk made it so easy to pop back to the room when our toddler needed the potty or a quick break. • Kiwi’s Cove, attached to the hotel, had good food at a fair price — very convenient when traveling with kids. • The hotel is close to shops and necessities on Rehoboth’s Main Street, which was great for our inevitable “emergency” family runs. • Staff were some of the friendliest we’ve met — welcoming, helpful, and very family-oriented. • Rooms were very clean (no bed bugs!) and well-kept. Just note they can run a little chilly, so pack a sweater or jacket. Cons: • The walls are quite thin, so we could hear neighbors and hallway noise more than we would have liked. Takeaway: For families who value location, cleanliness, and genuinely friendly service, this hotel is hard to beat. The convenience of the beach, boardwalk, and nearby dining made our stay an enjoyable and memorable one!"

"The front desk person was awesome, super friendly, remembered us, super nice, but we're not really sure what is going on with the making up of rooms--it seems towels were traded out, but otherwise no real service happened while we were there. The location is fantastic, the rooms were spacious and nicely appointed, and the beds were slightly firm but comfortable. Our rooms were on the South side, and we had a lovely view of the ocean. The pool was clean and the servers there were charming and lively. Overall a very nice time!"
