Howland House Inn
"4.9-rated all-suite inn with whirlpool tubs, kitchens, and eco-friendly touches—one block from wharves."
About The Hotel
Howland House Inn is a 4.9-rated all-suite property one block from the downtown wharves, built for couples and those seeking longer stays or self-sufficient comfort. Each suite features a bedroom, living room, and full kitchen—genuinely useful if you want to eat in some meals. Select suites come with a programmable Bain ultra whirlpool tub and a separate glass shower. The innkeeper (Karen) is notably responsive and eco-minded, and in-room provisions (farm milk, juice, eggs, coffee) set you up for a self-serve breakfast. Free parking one block from the wharves is a genuine rarity. Historic-building note: creaky floors mean you may hear neighbors, and the inn books ahead in season. This is a standout for those wanting suite space and kitchen convenience near the harbor.
What Guests Are Saying
“We loved our stay — the location was perfect, everything we wanted was within walking distance. Karen, the innkeeper, was wonderful and made us feel very welcome. The Inn is environmentally friendly and our room was stocked with freshly squeezed juice and healthy snacks. Made our first trip to Newport a great one.” — Em C, 5 stars
“We’ve stayed at least 5 times over two years and love it more each time. Karen keeps it spotless and stocked with local foods, drinks, soaps and snacks. The keyless entry makes it easy to come and go, and the suites are simple yet classy. Perfect location for walking to shops, bars and restaurants.” — Kaitlyn K, 5 stars
“A small, environmentally conscious historic inn on a residential street, a few minutes’ walk from restaurants, the harbor and Bellevue Ave. The first-floor knotty suite was large and comfortable; the bathroom had a separate glass shower and a programmable Bain ultra whirlpool tub. Only issue was noisy guests upstairs on the creaky old floors.” — sjtam, 4 stars

What guests are saying about Howland House Inn.
"Everything about the Howland House was great. The location in the heart of downtown. The cleanliness. The historic vibe. The price. The ample space for the price. Karen is a wealth of knowledge that made our trip to Newport even more enjoyable. The light breakfast options and farm fresh drinks were all top notch as well as organic and non-GMO. Cannot recommend this place enough."

I have stayed here twice now and I will be back as long as it's here !! Thank you Karen !! Howland House is clean, warm & cozy, amazing location to downtown Newport and the fresh milk and orange juice a huge added bonus. It comes in glass bottles and is delivered daily. I normally hate milk but that milk is so creamy and it makes for amazing chocolate milk, lol. Oh did I also mention the Jacuzzi in the jacuzzi suite is absolutely amazing !!! I could go on and on about Howland House but I will cut it short. Thank you Karen for all you do and I give Howland House 💜💜💜💜💜 all the way around. If you're coming to Newport,RI Howland House Inn is truly the place to stay."

We could not have asked for anything more of our stay, or Karen, the Inn Keeper. Every aspect of our stay- the room, the food, the cleanliness, the location, and accommodations exceeded all expectations. I will certainly be staying here again whenever my next trip to Newport may be."
