About The Hotel

Newport Beach Hotel & Suites occupies one of Aquidneck Island’s rare beachfront perches, right on Easton’s (First) Beach at the Newport–Middletown line. The 3.7-star all-suite property shines with a location that lets guests step onto the sand and reach the northern end of the Cliff Walk on foot. Rooms deliver ocean views and suites include two beds and two bathrooms, ideal for families. A rooftop hot tub and pool add leisure appeal, and complimentary bike rentals unlock the Cliff Walk and beach rides. Guests rave about the daffodil-covered grounds and concierge service. The trade-off: 3.7 means some rooms feel dated for the beachfront price, and parking is paid. This is the pick for beach-first travelers.

What Guests Are Saying

“Staff were extremely nice and helpful. Rooms were dirty. Sheets had mold on them and hair. Bathroom floor was dirty as well. We didn’t end up staying due to this but the staff were really helpful and nice. Also this is about 15 minutes away from Newport and all the restaurants. The location isn’t ocean view it is on a main road.” — Jonathan B., 1 star

“Absolutely gorgeous hotel. We stayed on the fourth floor in a room with two queen beds, huge windows overlooking the ocean and a field of daffodils. Breakfast was continental and had everything we needed. We went on the cliff walk in the evening and again the next morning. Also toured Rosecliff mansion.” — Susan H., 5 stars

“The best spring reset! From the spacious 2 bed 2 bath suite with the glorious view, to the colorful daffodil scene happening right outside our door, to Charlotte the gracious concierge who handed us complimentary warm cookies, this hotel is wonderful and checks all of the boxes. Pool and rooftop hot tub are so fun. We even got to use the complimentary bicycles to ride Easton’s beach up to the Cliff walk. The absolute best Spring reset for us. Thank you - The Seifert family.” — Bridget S., 5 stars

"This is my 3rd time staying at Newport Beach Hotel and Suites and the experience keeps improving. Our stay was in a 2 bedroom/2 bath corner suite in the suites building. Perfect set up for 2 couples with a table big enough to play games. The hot tub and fire pit on the roof has beautiful views. It's a great place to relax first thing in the morning or last thing at night. The hot tub was hot enough even though the temperature is dropping at night. The inside hot tub is equally as relaxing and a nice pool for when it gets too hot. Breakfast is served every morning with such a variety of things, there is something for everyone. My favorite was the waffle bar. Delicious. The beach and Cliff Walk are right there for those that want to go for a walk. Downtown Newport is an inexpensive (in my opinion, $20 round trip) Uber ride away."

"We had a wonderful stay at Newport Beach Hotel & Suites. We were originally in the historic section but we requested to move to the newer section to have better views of the water. The manager moved us immediately to the new section where we had great views of the water. All the rooms were very nicely decorated, very clean, and comfortable. We are very grateful to the manager who made our stay perfect! The suites are magnificent -- they have everything you need for couples or families. We highly recommend Newport Beach Hotel & Suites."

"Newport Beach Hotel & Suites is a wonderful place to stay if you’re looking for comfort, charm, and an unbeatable location. The hotel is clean, welcoming, and thoughtfully maintained, making it easy to relax from the moment you arrive. The rooms are on the smaller side but quaint and cozy, with comfortable beds and modern amenities that make great use of the space. Many rooms offer beautiful water views, which add an extra special touch—especially in the morning or at sunset. The complimentary continental breakfast was a nice bonus and a great way to start the day before heading out to explore. The staff was very friendly, attentive, and always willing to help, which truly enhanced the overall experience. What really sets this hotel apart is its location. Being steps from the beach and within walking distance to shops, restaurants, and the Cliff Walk makes it perfect for both relaxing and exploring Newport. I would absolutely stay here again and highly recommend it for a charming coastal getaway."
